STAGE 1 – CONCEPT DESIGN & MASTER PLAN

  • Part A – Site Measure and Pre- Design Project Investigation
  • Part B – Preliminary Design

STAGE 2 – DESIGN DEVELOPMENT

  • Client meetings to finalise specifics
  • Sketch Proposal
  • Land Survey
  • Pre Application liaison with Council

STAGE 3 – TOWN PLANNING

  • Addressing overlay and heritage considerations
  • development of approved design into drawings for planning submission
  • Photographic report
  • Written Statement
  • Liaison with council

STAGE 4 – CONSTRUCTION DOCUMENTATION

  • Plans, elevations, sections and other drawings as necessary to achieve Building Permit
  • Joinery drawings
  • Electrical Layouts and lighting plans
  • Heating and cooling
  • Assistance in selection of fittings and fixtures
  • Liaison with consultants

STAGE 5 – TENDER/BUILDER SELECTION

  • Submission to builders of approved design
  • Negotiation with tenderers following comparison and analysis

STAGE 6 – CONTRACT ADMINISTRATION

  • Scheduled site meetings
  • Certification and enquiries from builders
  • Management of quality assurance
  • Administration of Building Contract
  • Ongoing problem solving as required
  • Progress management

COST OF WORKS: The Cost of Works is exclusive of GST and includes all works specified, documented or scheduled.

TOTAL PROJECT COST: The Total Project Cost is inclusive of GST plus all other costs associated with the project.

ESTIMATED Additional Project Costs to consider for Total Project Cost but not limited to:

  • Architectural fees – as per fee proposal.
  • GST  
  • Land Surveyor – necessary for Design Development, Town Planning and Building Permit.                                  
  • Building Surveyor
  • Structural Engineer
  • Soil Report   
  • Energy Report
  • Quantity Surveyor if required
  • Protection work notices if required
